We have written before about “Handy Man Specials”. Let’s examine a real life example.

A private school in Indiana purchased a 13 year old modular, “as is/where is” for $24,500. The school replaced the carpet, painted inside and out, and installed new doors and windows. Professional contractors assembled the building and connected utilities. With volunteer labor wherever possible, they kept the total cost for installation and refurbishment to $24,000!

Total Cost Installed: $48,500!

 Structurally Sound — Aesthetically Challenged!

No one would mistake this modular building for a Martha Stewart special!

Although the bones (frame, roof, walls) were good, the finishes were old and tired. This building was purchased for $24,500 as is!

Professional estimates for painting the interior of a 64′ x 24′ double wide will run $2,000 to $4,000. However, with volunteer labor, the school painted the inside of the building in one day. Total cost  for materials (including pizza!) — $1,000!

Again, a professional bid for exterior painting would range between $2,000 and $4,000. Volunteers did the job for $1,800!

That brings the total cost for painting inside and out to $2,800. That is an estimated savings of $1,200 to $3,200 on labor!

Carpet will run $3 to $4 per square foot installed depending on the carpet selected and local labor costs.

One of the families in the school was in the carpet business. The carpet was professionally installed at a significant discount. So the school scored high end carpet with a low end budget!

Replacement windows cost $350 to $600 per window installed. That number will vary based on the model selected and location.

Again, the school received a significant “family & friends” discount from a contractor on labor and materials. With 8 windows on this modular, the total cost came to $2,800, including installation.

New doors make a positive impression each time someone enters or leaves your building. Quality doors also keep water and snow from sneaking into your building and causing hidden water damage. Last but not least, properly installed doors save big bucks on heating and cooling costs!
